Rural Property and Land Auction FAQ's

  • Where can I get catalogues?

    These can be downloaded from the Lambert & Foster website or on request from one of our offices.

  • Where is the auction held?

    Typically at the Grange Moor Hotel in Maidstone (ME16 8BS), or at the Hop Farm Country Park at Paddock Wood (TN12 6PY).

  • When can I view the properties?

    Please refer to the catalogue entry for viewing arrangements.

  • What should I do before the Auction?

    Obviously view the property, register interest with the Auction Team, register to receive updates and the legal pack from Information on Auctions and Legal Packs.  You or your solicitor should study the legal pack which will contain all the information you need about the property.

  • What happens if I buy at the Auction?

    If your bid is accepted as being the purchasing bid you are deemed to have been the purchaser on the fall of the hammer and you are contractually bound to have purchased the property. You will be required to sign the contract before leaving the auction room and pay the deposit.

  • What will I have to pay on the sale day?

    Deposits are typically 10% of the purchase price and these can be paid by a debit card (not credit card) or you can bring a banker’s draft/building society cheque made payable to Lambert & Foster LLP.  The deposit is 10% of the purchase price or £1,000, whichever is the higher.  Personal or company cheques or cash will not be accepted under any circumstances.  Any additional charges will be set out in the contract documents.

  • What will I have to sign?

    You will have to complete the memorandum of sale in a similar form to the one in the back of the catalogue and this is exchange of contracts.

  • What happens after the Auction?

    You should hand your copy of the contract to your solicitor who will then be contacted by the seller’s solicitors to work towards completion when the balance of the purchase price is payable.

  • Buildings’ Insurance

    It is the purchaser’s responsible to ensure properties from the fall of the hammer and immediate arrangements should be put in hand to provide necessary cover if you buy.

  • What is a Tenant Right payment?

    This is a charge for any growing crops on agricultural land which are paid in addition to the purchase price.

  • Where can I get the auction results?

    These are posted on our website immediately after the Auction.

  • I want to sell. Who do I contact?

    Please contact one of our Auction Team who will make arrangements to come and look at your property and advise on sale
