Obviously view the property, register interest with the Auction Team, register to receive updates and the legal pack from Information on Auctions and Legal Packs. You or your solicitor should study the legal pack which will contain all the information you need about the property.
If your bid is accepted as being the purchasing bid you are deemed to have been the purchaser on the fall of the hammer and you are contractually bound to have purchased the property. You will be required to sign the contract before leaving the auction room and pay the deposit.
Deposits are typically 10% of the purchase price and these can be paid by a debit card (not credit card) or you can bring a banker’s draft/building society cheque made payable to Lambert & Foster LLP. The deposit is 10% of the purchase price or £1,000, whichever is the higher. Personal or company cheques or cash will not be accepted under any circumstances. Any additional charges will be set out in the contract documents.
You will have to complete the memorandum of sale in a similar form to the one in the back of the catalogue and this is exchange of contracts.
You should hand your copy of the contract to your solicitor who will then be contacted by the seller’s solicitors to work towards completion when the balance of the purchase price is payable.
It is the purchaser’s responsible to ensure properties from the fall of the hammer and immediate arrangements should be put in hand to provide necessary cover if you buy.
This is a charge for any growing crops on agricultural land which are paid in addition to the purchase price.
