As part of continuing services L&F can assist with undertaking the project management role.
Once planning permission and building regulation have been obtained, we can prepare a detailed specification of work or schedules of works which can then be used to obtain competitive tenders from local building contractors. Once a contractor has been appointed, L&F can act as contractor administrator with all forms of JCT building contracts. This will include contract preparation, periodic inspection, valuations for interim payments, issue of contract variations, final handover and preparation of final account and monitoring of rectification period.
However big or small your project, we can provide the full service from inception to completion. With L&F’s diverse experience of working with traditional and modern methods of construction from new build to conversion, we can provide a whole comprehensive package. Drawings can be in both CAD and traditional format and suitable for use with modern or listed buildings. With the introduction of the Construction, Design and Management (CDM) Regulations 2015 more responsibilities have been placed on clients for the conduct and decisions of the people they employ to oversee health and safety procedures. L&F can assist with ensuring compliance with the regulations.
We will consult with other specialists involved in the project such as engineers, quantity surveyors and landscape architects. Cost estimates can be prepared at an early stage to ensure that the project is viable.
