LOT 1 - CURTISDEN GREEN ORCHARDS DESCRIPTION: Accessed directly off Jarvis Lane, this elevated block of orchards is located between the 50m and 75m contour and extends in all to some 16.44 acres (6.65 hectares). The orchards are cropped as follows: Established Bramley, Gala, Egremont Russet apple orchards (1992) 5.21 acres Established and young Gala orchards (2005 to 2013) 10.94 acres The orchards have frontage to Roundgreen Lane on their north eastern boundary. LOT 2 - LITTLE COMBOURNE ORCHARDS DESCRIPTION: Extending to 29.4 acres, this land is located to the immediate south east of Combourne Farm and accessed over the shared right of way leading from Jarvis Lane. The Orchards are in an elevated location between the 40m and 60m contour and comprise mainly young trellised orchards, established between 2014 and 2016. The orchards have direct access from Jarvis Lane through a gated entrance opposite Woodfield House and benefit from a hard spine road with a generous loading area. The orchards are divided with established windbreak boundaries. The vendor’s cropping records recorded in excess of 1,100 bins of Gala picked from these orchards in 2016, all of which graded 90% Class I.
