DIRECTIONS: The nearest postcode to the property is TN17 1LP. From Tunbridge Wells, head south on the A21 and on approaching the roundabout junction with the B2162 and A262, take the A262 towards Goudhurst village. Pass through the village and look out for the Goudhurst Inn on the left hand side. Turn left and Jarvis Lane is the next turning down the hill on the right hand side. Follow along Jarvis Lane and you will pass Lot 3 on your right hand side. Goudhurst village is some 2.3 miles to the south west with its excellent range of local village amenities. Access to the A21 is available at nearby Lamberhurst, some 5.8 miles to the west with its onward connections to the M25 and national motorway networks. The nearest mainline railway station is 3.5 miles to the north at Marden with its regular connections to central London stations in about an hour.

LOT 1 - CURTISDEN GREEN ORCHARDS DESCRIPTION: Accessed directly off Jarvis Lane, this elevated block of orchards is located between the 50m and 75m contour and extends in all to some 16.44 acres (6.65 hectares). The orchards are cropped as follows: Established Bramley, Gala, Egremont Russet apple orchards (1992) 5.21 acres Established and young Gala orchards (2005 to 2013) 10.94 acres The orchards have frontage to Roundgreen Lane on their north eastern boundary. LOT 2 - LITTLE COMBOURNE ORCHARDS DESCRIPTION: Extending to 29.4 acres, this land is located to the immediate south east of Combourne Farm and accessed over the shared right of way leading from Jarvis Lane. The Orchards are in an elevated location between the 40m and 60m contour and comprise mainly young trellised orchards, established between 2014 and 2016. The individual orchards are described more particularly below: Young Smitten apple orchards (2015) / 5.88 acres Young Smitten apple orchards (2015/16) / 7.87 acres Established Gala apple orchards (2008) / 5.67 acres Young Smitten apple orchards (2014/15) / 5.26 acres Pasture / 4.76 acres The orchards are mainly on wire work trellis divided by established windbreak boundaries. LOT 3 - CHERRY GARDEN ORCHARDS DESCRIPTION: A ring fenced block of established Gala orchards (1993 to 1996) extending to some 25.2 acres (10.19 hectares), located between the 50m and 70m contour. The orchards have direct access from Jarvis Lane through a gated entrance opposite Woodfield House and benefit from a hard spine road with a generous loading area. The orchards are divided with established windbreak boundaries. The vendor’s cropping records recorded in excess of 1,100 bins of Gala picked from these orchards in 2016, all of which graded 90% Class I.

BASIC PAYMENT SCHEME: Each lot will be sold with an appropriate area of Basic Payment Scheme entitlements which will be transferred to the buyers on completion.
