We can help with obtaining approval of planning conditions, Building Regulation Approved Documents, Structural Detailing and Energy Efficiency, as well as overseeing the financial aspect of the project and contractual issues.
We have a diverse experience of working with traditional and modern methods of construction for residential and commercial projects, including new build, conversion, renovation and extensions of properties of all types and sizes, as well as listed buildings.
Once planning permission and building regulation have been obtained, we can prepare a detailed specification of work or schedules of works which can then be used to obtain competitive tenders from local building contractors.
With the introduction of the Construction, Design and Management (CDM) Regulations 2015 more responsibilities have been placed on clients for the conduct and decisions of the people they employ to oversee health and safety procedures. L&F can assist with ensuring compliance with the regulations.
Drawings can be prepared in both CAD and traditional format and suitable for use with modern or listed buildings.
We will consult with other specialists involved in the project such as engineers, quantity surveyors and landscape architects. Cost estimates can be prepared at an early stage to ensure that the project is viable
Once a contractor has been appointed, Lambert & Foster can act as contractor administrator with all forms of JCT building contracts. This will include contract preparation, periodic inspection, valuations for interim payments, issue of contract variations, final handover and preparation of final account and monitoring of rectification period.
