An individual building plot in a favoured location, with Outline Planning Permission for a single dwelling with indicative plans showing a detached 3/4 Bedroom family home (approx. 1870ft²/174m²)
For Sale by Contractual Tender. Tenders close noon on Thursday 13th December 2018

DESCRIPTION: An individual building plot in a relatively private location behind the built line of development adjoining agricultural land on its western boundary.  The plot area extends in all to some  0.50 acres/0.20 hectares (including freehold shared driveway) and Planning Consent was granted on Appeal for the construction of a Detached Single Dwelling and the illustrative plan attached to the Planning Application proposes a dwelling of approx. 1870ft²/174m2 which should be suitable for a 3/4 bedroom dwelling.

Warmlake Farm was purchased in 1931 by the vendor’s grandfather, with this plot being the final part of that original farm complex remaining in family ownership. Macey & Sons were successful top fruit growers who farmed 250 acres of traditional Kent apple orchards at Chart Sutton. This plot was planted with plum trees around the time of WW2 and a couple still remain. For many years sheep and geese grazed the grass below.

The land to the north of the plot, which is in separate ownership, has also been approved for residential development and further information is available to download from Maidstone Borough Council’s website. This adjoining land is located the other side of a tall and long-established Leylandii hedge and fence, which sits within the boundary of this plot.

SITUATION: This secluded plot is located in a small hamlet of houses to the north of Sutton Valence in the Weald of Kent. Sutton Valence is a historic and picturesque village with a range of amenities including a popular primary school. It also has the renowned Sutton Valence co-educational Independent School, catering for both boarding and day pupils. The County Town of Maidstone is just 5 miles away, offering a full range of social, recreational and educational amenities. Junction 8 of the M20 is just over 4 miles away. The closest mainline railway station is at Headcorn just over 4 miles away.

DIRECTIONS: The plot is located at postcode ME17 3LP at the rear of Redic House on Warmlake Road, approx. 200m from the crossroads off the main A274 Maidstone Road.

ACCESS:  Access to the plot is over a driveway shared with 2 adjacent dwellings.

PLANNING:  Planning Permission granted by the Planning Inspectorate by virtue of an Appeal Decision dated 1st December 2016 (Reference APP/U2235/W/16/3153903) appealing an earlier Planning Refusal by Maidstone Borough Council (Reference 16/500489/OUT).  The  Appeal was allowed and Planning Permission was granted for a Detached Single Dwelling in accordance with the terms of the earlier Application.  The Approval was granted for a period of 3 years from the 1st December 2016 and is subject to other conditions. Copies of the approved planning are available to download from our website or can be sent on request.

NOTE:  The sale contract/transfer will include an overage clause in the event of any further development on the site within 20 years of completion.
