From the centre of Hawkhurst village, at the crossroads intersection of the High Street and Highgate Hill, head eastwards on the A268 Rye Road and Hawkhurst Place Farm will be seen just after leaving the village on the right hand side marked with our for saleboard. The entrance to the property is through the electric gates in front of the Oast.

DESCRIPTION: Approached from the Rye Road through a gated entrance shared with an adjacent converted oast house, the driveway leads down to the former farmyard where the Dutch Barn is located on the southern boundary. The barn is a traditional steel framed Dutch Barn (19m x 9m/171 sq m footprint)extended on one side by a lean-to (9m x 3.7m/33 sq m). Consent has been granted for the conversion of the building to a two storey detached family home with the lean-to section converted to a garage. The approved plans show accommodation on the ground floor of entrance hall into open plan kitchen/dining room and living area with fabulous views to the south. There is a separate cloakroom, study and home office. Stairs lead from the entrance hall to a first floor landing with six bedrooms, three with en-suite facilities and a family bathroom with a separate laundry room/airing cupboard. The approximate developable floor area of the property will be 342 sq m/3,681 sq ft excluding garages and stores.

The barn is located within a plot extending to some 0.67 acres and currently located on the northern part of the site are a number of redundant former farm buildings which are required to be demolished as a condition of the planning approval.

The cleared site could then be incorporated within the domestic garden curtilage.

SERVICES: The vendors own adjacent land and will grant appropriate easements and wayleaves for electrical, water and gas connections. The purchaser will be required to install an on-site Biodisc foul water drainage system. The buyers should satisfy themselves as to the suitability and availability of local service connections. Plans are available showing the nearest water supply connection and the vendors have obtained a quote from UKPN for electricity connection.
