The delivery of development land to developers can be a long arduous route. There has never been a period in recent planning history when the call for development land has been so high. We identify development opportunities and we are able to advise on the purchase and sale of development sites for residential or commercial purposes.
PLANNING
The planning element is without doubt the most complex part of the process. Our in-house team specialise in identifying short term and long term development opportunities and can provide you with a complete range of development services.
Our Bloomfields Chartered Town Planners are able to assist with the planning process in order to maximise development opportunities.
Our expertise ranges from small residential projects to large scale housing developments and we can work with you to achieve a successful outcome.
LAND DEVELOPMENT
The other phase of delivering development land involves working with national and regional developers. As the cost of this exercise is not inconsiderable, many clients prefer us to work with a developer on their behalf. This can be by way of a conditional contract that binds both parties legally on exchange subject to the condition of obtaining planning permission.
Another method is by way of an Option Agreement where the sale of the land is negotiated subject to planning permission being achieved by a developer. You are committing to a developer who will ultimately build the houses on the land to promote your land for an agreed time period and when planning permission is obtained, the developer would purchase the land following a valuation exercise by one of our RICS Registered Valuers.
Another method is by way of a Promotion Agreement where a promoter will fund and take the risk of obtaining the planning permission and once planning permission has been granted the land is sold on the open market to maximise value.

Alan is a member of the Royal Institution of Chartered Surveyors (MRICS), a RICS Registered Valuer and a fellow of the Central Agricultural Association of Valuers (CAAV).
From a farming family in East Kent, Alan joined Lambert & Foster in 1986. He leads the Farm Agency and Auction teams as well as undertaking specialist rural valuations for lending, tax and litigation purposes. Outside of work Alan maintains his farming interests and is a keen sports fan.

Dan grew up and worked on his family beef and lamb farm in West Kent before completing his undergraduate Geography degree at the University of Bristol in 2006. Having worked for 13 years at a Sussex based Chartered Surveying Firm, Dan moved to Lambert & Foster in 2020. Dan qualified as a Chartered Surveyor in 2010 and as a Fellow of the Central Association of Agricultural Valuers in 2011. Having advised clients on a range of rural professional and agency matters, Dan now tends to specialise in rural and agricultural planning, as well as valuation, utility and compensation work. Dan is also an RICS Registered Valuer and a member of the British Institute of Agricultural Consultants (BIAC).
Outside of work, Dan has a young family which keep him rather busy, but when time allows, Dan is a keen cyclist and runner and likes nothing more than a cycle tour of a European mountain range, or more closer to home, taking the kids on a few laps of Bedgebury Forest!

Tim joined Lambert & Foster in 1994 and qualified as a Chartered Surveyor in 1996. He studied at De Montfort University, having been educated at Lancing College. Born in Tenterden and having lived all his life in East Sussex and more recently Kent, he knows the local area well. Tim originally trained as a building surveyor and specialises in planning and development work. He is an RICS Registered Valuer. Outside of work Tim enjoys shooting, vintage tractors and has a private pilot’s licence and is often in the skies carrying out aerial surveys!

Gary Mickelborough
BSc (Hons) MA MRTPI
Gary is a Chartered Member of the Royal Town Planning Institute with an RTPI-accredited Masters degree in Planning Policy and Practice. Gary joined the firm in 2014. In his approach to work, Gary combines an acute understanding of legislation and planning policy with the procedural requirements of Councils. He specialises in housing and residential development, with work ranging from the conversion of buildings under permitted development rights for private clients to larger housing developments with housebuilding clients. Gary works closely with the L&F agency department to generate onward sale of property generally at significantly increased values. Outside of work Gary is an avid Arsenal fan and a keen footballer, having played at a competitive standard, and takes pride in having scored in the first round proper of the FA Cup!

Tom joined Lambert & Foster in 2013. He is Chartered Planning and Development Surveyor and member of the Royal Institution of Chartered Surveyors (RICS), a full member of the British Institute of Agricultural Consultants (BIAC) and an Associate Member of the Royal Town Planning Institute (RTPI). As a highly organised and meticulous consultant he prides himself in dealing with contentious planning cases. Tom also sits on the National Fruit Show General Committee.
Outside of work Tom plays hockey and cricket when he can escape from his three daughters and wife! He also enjoys being outdoors, learning about trees and walking and working his spaniels.

Jon hails from a family with close connections to the farming community in Kent. After 10 years working in London he returned to his roots by joining Lambert & Foster in 2014, having completed a Masters in Rural Estate Management at the Royal Agricultural University. By 2017 he had qualified as a member of the Royal Institution of Chartered Surveyors, a Fellow of the Central Association of Agricultural Valuers and as a Registered Valuer. Jon now advises clients on a broad range of professional matters, including Valuation, Estate Management, the Sustainable Farming Incentive and Countryside Stewardship Scheme, Rural Grants and Compulsory Purchase and Compensation. Outside of work Jon is kept busy with two young daughters but can be found on the hockey or cricket field when time allows!
